The Project
The Friend Health Woodlawn HQ (the “Project”) is a 45,000 sf new medical clinic and corporate offices located in the economically distressed and Medically Underserved Neighborhood of Woodlawn, located on Chicago’s south side. The Project consists of acquiring an underutilized, 30,000sf, 2-story masonry building and rehabbing the west façade, creating an additional 8,000 sf of medical office space, installing new mechanical systems and elevators, and constructing a first class healthy lifestyle center and medical clinic with space for local ground floor retail.

Community Impact
The Project will bring more than 200 new permanent high quality jobs into this predominantly African American community and is part of a “four corners” strategic revitalization initiative for the commercial intersection of 63rd Street and Cottage Grove Avenue, critical to making Woodlawn a community of choice. DL3 Realty, in connection with local stakeholders and key anchor institutions has been involved in a master planning effort for the 63rd Street and Cottage Grove avenue intersection to create a “four corner” revitalization strategy of this important commercial node, including acquisition and redevelopment of the Washington Park National Bank Building located on the Southwest corner, Preservation of Affordable Housing’s redevelopment of the Southeast corner into mixed use office and retail space, and recent redevelopment of the Northeast corner into mixed use housing and ground floor retail, and the City of Chicago’s plans to renovate the Cottage Grove Green Line “L” station. DL3 is proud to partner with Friend Health, a federally qualified health center, to acquire and redevelop the project site located at the Northwest corner of the intersection – critical to fully actualizing this “four-corner” solution. Friend Health anticipates it will service over 60,000 patients annually at this new HQ facility.

Funding
Friend Family Health Center, Inc receives HHS funding and has Federal Public Health Service (PHD) deemed status with respect to certain health or health-related claims, including medical malpractice claims, for itself and it’s covered individuals.
